Why Is Cold Air Coming Through My Commercial Entrance Door?

If cold air is coming through your commercial entrance door, the problem may seem simple at first. You might notice a draft near reception, customers complaining about the cold, or staff avoiding the area around the entrance.


But a draft can point to several different issues within the door assembly or the building itself.


Commercial entrances rely on the door, frame, weatherstripping, threshold, closer, hinges, and latching hardware all working together. When one part becomes worn, damaged, or misaligned, cold outdoor air can find its way inside.


The first step is identifying where the air is actually coming from.


Worn Weatherstripping May Be Letting Air Through

Weatherstripping helps create a seal around the perimeter of the door when it closes.


Over time, that material can become compressed, damaged, loose, or completely worn away. This is especially common on busy commercial entrances that open and close throughout the day.


A worn door sweep can create the same problem at the bottom of the door. If the sweep no longer makes proper contact with the threshold, even a small opening can allow cold air to enter.


In Calgary, the problem often becomes much easier to notice once temperatures drop or strong winds reach the building.


Replacing damaged weatherstripping or adjusting the door sweep can help restore the seal, but it is important to make sure the rest of the entrance is operating correctly as well.



Your Door May Not Be Closing All the Way

Sometimes the weatherstripping is not the main issue.


A commercial door can look closed while still sitting slightly away from the frame.


Door closers, hinges, pivots, latches, and other hardware can affect how the door reaches its final closed position. If the closer is not bringing the door firmly into place, or the latch is not aligning properly, the seals may never make full contact.


Heavy traffic can also affect alignment over time. Doors are pushed, pulled, held open, hit by carts, and used hundreds of times throughout the day. Small changes in alignment can eventually create noticeable gaps.


This is one reason replacing weatherstripping alone may not solve the problem.

The Threshold or Frame Could Be Part of the Problem

Cold air does not always come through the moving part of the door.


Gaps can also develop where the frame meets the surrounding wall or where the threshold meets the floor. If those connections are poorly sealed or have deteriorated, outdoor air may enter around the entrance even when the door itself is working properly.


This can make the problem harder to identify.


You may feel cold air near the bottom corner of the entrance and assume the sweep needs replacing, when the actual opening is underneath the threshold or beside the frame.


A proper inspection should look at the entire entrance rather than focusing on one piece of hardware.



Building Pressure Can Make Drafts Worse

In some commercial buildings, the entrance door may only be part of the issue.


Exhaust fans, ventilation systems, kitchens, washrooms, and other mechanical systems remove air from the building. If the building is exhausting more air than it is supplying, the indoor space can operate under negative pressure.


When that happens, outdoor air gets pulled inside through available gaps.


The entrance door is often one of the most noticeable places where this happens.


You may notice the draft becomes stronger when certain exhaust equipment is running, or the door may feel unusually difficult to open.


In these cases, the door and seals should still be checked, but the building's HVAC balance may also need to be reviewed by the appropriate mechanical contractor.


Wind and Cold Temperatures Can Expose Existing Problems

A door may seem fine throughout warmer months and suddenly become drafty in winter.


That does not necessarily mean something failed overnight.


Strong winds create pressure against different sides of a building. Cold outdoor temperatures can also increase pressure differences between indoor and outdoor air.


Those conditions make existing gaps easier to notice.


A small opening around a sweep, frame, or weatherstrip may barely be noticeable in September but become a constant source of cold air in January.


This is why recurring winter drafts should not automatically be treated as normal.


Should the Door Be Repaired or Replaced?

A draft does not automatically mean you need a new commercial door.


Weatherstripping may need replacement. A closer may need adjustment. Hinges or latching hardware may require service. The threshold could be damaged, or the entrance may simply be out of alignment.


In other situations, repeated problems, extensive damage, or an aging door assembly may make replacement worth considering.


The goal is to identify the actual cause first.
